Martha, and Cockquerell Covert (only son of Charles and Martha), (d) Mary Cockquerell of Chichester wid. (mother of said Martha)
Mansion house and site of the manor or farm of North Bersted in the parish of South Bersted, and all barns, stables, orchards, gardens, etc. belonging; five closes of land (89a.) called Babshams; two closes of land (50a.) called the Chalke Fields; close of meadow or brook (16a.) called Mowers Brooke; close of land (15a.) called the Gastons; close of land (9a.) called Old Meare; meadow or close of meadow ground (3½a.) called Old Meare; close of land (25a.) called Litle Field adjoining to the said close of meadow called Old Meare; close of land (30a.) called Longfield; two closes of land (16a. and 14a.) adjoining together and formerly in one close and sometime called Longfield or Long Croft; two closes of land and pasture (40a.) called Great Pickfield & Litle Pickfield; meadow or close of meadow land (1a.) called Cawsey Meadow; close of meadow or pasture (17a.) called Pickfield Meadow; meadow or brook (17a.) called Midle Brooke; close of pasture (10a.) called Tinghall; meadow or brook (8a.) called Birrowes Brooke; all which lands are called North Bersted Farme in the parish of South Bersted, and are in the tenure or occupation of Thomas Tupper
Conveyance from (a) to said Charles Randol Covert and w. Martha and (d), in consideration of £800 paid by said Charles Randol Covert to (a), £1,200 paid by him to (b), by the direction and appointment of (a) (being the legacy bequeathed to her in the will of her father, said George Smith, including her share of the sum of £1,500 to be raised by the under-mentioned indenture of settlement), and £1,100 to be paid by him to Hannah Smith (another dau. of said George and Barbarah Smith) should she live to attain the age of 21 or be married, or otherwise to be paid to (a), and quitclaim from (b) to said Charles Randol Covert and w. Martha and (d), to hold the barn `last Built' with rock or stone walls and the gateroom adjoining, and the lands called Babshams, the Chalke Fields, Mowers Brooke, and Longfield or Long Croft to the use of said Martha Covert, her heirs and assigns, chargeable with an annuity of £20 to (d) in lieu of a like annuity out of lands no details in Heyshott, Graffham and Ambersham, late the estate of her husband, George Cockquerell, gent., which she and said Martha Covert have granted to said Charles Randol Covert, and chargeable with the annual fee from rent or quit rent of £13 or near thereabouts no details issuing out of all the properties hereby conveyed; to hold the close called Tinghall to the use of said Charles Randol Covert, his heirs and assigns; and to hold the mansion house, barn on S.E. side of the gateroom near adjoining to the said mansion house, stables, orchards, gardens, etc., and the rest of the lands to the use of said Charles Randol Covert for life, then to the use of said Cockquerell Covert and his heirs, and for want of such issue to the use of the heirs of said Charles Randoll Covert by Martha, and for want of such issue to the use of the survivor of said Charles Randoll Covert and Martha, and the heirs of such survivor for ever
Covenant by (a) that the properties may be held free of incumbrances except (i) the claims of Barbarah Smith, wid., in the mansion house and site of the manor and farm, and all outhouses, stables, orchards and gardens belonging, in the barn situate on S.E. side of the gateroom near adjoining to the said mansion house, and so much of the said gateroom as is next adjoining to the said barn and necessary and convenient to be used therewith, and in the land called the Gaston, land called the Old Meare, meadow called the Old Meare, Litle Field, Longfield, Longfield or Long Croft, Great Pickfield and Litle Pickfield, Cawsey Meadow, Pickfield Meadow, Midle Brooke, Tinghall and Birrowes Brooke, for life for her jointure by virtue of her marriage settlement, as recited in Add Mss 12,468, (ii) the claims of said Hannah Smith, or otherwise of (a), to the sum of £1,100 being the legacy bequeathed in the will of said George Smith, as recited in Add Mss 12,468, including her share of the sum of £1,500 to be raised by virtue of the above-mentioned marriage settlement for the portions of the daus.; (iii) lease, 9 Mar. 1708/9 for 21 years from the previous Michaelmas at annual rent of £200 from said George Smith to Benjamin Russell
